Beachlands is growing fast, with significant new residential development on what used to be semi-rural land and a growing commuter base using the Pine Harbour ferry into the CBD. Our Beachlands work combines two very different streams: new-build conveyancing and subdivision work on the development side, and long-standing coastal-property matters on the established side. The suburb is about twenty minutes from our Botany office, and we regularly come out to the area for larger matters when it makes sense to do so.

Much of Beachlands is either recently built or still being developed. We review sale and purchase agreements for new builds, advise on sunset clauses and staged title issues, and work with developers and landowners on subdivision consents where a larger section is being split. For buyers, the priority is understanding which risks sit with them and which stay with the developer.

Rural-residential and lifestyle properties

Beachlands still has pockets of larger lifestyle lots, semi-rural titles and properties with paper roads or shared driveways. We review rural-residential contracts with particular attention to water rights, easements, septic and stormwater compliance, and the restrictive covenants that commonly sit over lifestyle subdivisions.

Commuter-family legal support

Many Beachlands residents commute into the CBD by ferry and want a local lawyer who can handle things without constant in-person meetings. We handle conveyancing, wills, trusts and relationship property by email and video where the client prefers, with in-person meetings only where they genuinely help the matter.

Beachlands is about twenty minutes from our Botany office. The Manukau District Court handles most of the civil and criminal work for the area, while Family Court matters sit with the Auckland Family Court. For subdivision, resource consent and environmental work, the relevant council is Auckland Council and we deal regularly with the planners and consents teams covering the Franklin and Howick Local Board areas.
